Most of our homes rate “GOLD” per the Green Building Guidelines established by ANSI for the NAHB. Oregon's governor, Ted Kulongoski, wants to require any owner selling or renting a home or commercial building in the state to obtain a certificate disclosing the property's energy use and greenhouse gas emissions. The mandate, part of his climate change agenda “Hopefully this program will serve as a model for the state and the country,” said Kendall Youngblood, a residential sector manager for the Energy Trust. The IGCC is a comprehensive code document setting standards for energy conservation, water efficiency, and commissioning, and also includes enforcement procedures and guidelines for existing building renovations. Jesse countered, “As someone who does that [Passivhaus' PHPP energy modeling], it's an analytical tool — you have to analyze every building. But one of its greenest homes might be one that was built specifically as a model to showcase energy-efficient technologies. The targets and commitments are certainly impressive on paper, but in reality, architects and builders have a challenging job on their hands to transform the house building industry into a sustainable model.
